01How much does a mold inspection cost in Los Angeles?+
Most LA County home inspections range from $295 to $595 depending on square footage and the number of air or surface samples collected. We quote a flat rate up front — never a surprise lab fee.
02How quickly can you come out for testing?+
We hold same-day and next-day slots specifically for LA County residents. Water-damage events, sudden odors, and real-estate deadlines almost always get an inspector on-site within 24 hours.
03Do you do the remediation too?+
No — and that's intentional. We are a testing-only company. Because we never quote remediation work, our results have no upsell bias. If remediation is needed, we share a list of vetted local contractors so you can shop the work yourself.
04Are you a franchise or a local business?+

05When do I get my lab results?+
Air and surface samples are processed by an independent AIHA-accredited lab. You receive your written report — with photos, lab data, and recommendations — within 1 to 2 business days of the inspection.
06Will my report work for insurance or real estate?+
Yes. Our reports are formatted to satisfy insurance carriers, escrow officers, and attorneys, and we are happy to speak directly with your agent or adjuster if needed.
07Do you serve all of LA County?+
Yes — every major city from Santa Monica to the Antelope Valley, including coastal cities, the San Fernando Valley, the San Gabriel Valley, the South Bay, and Long Beach.
08Do I need to leave the home during inspection?+
No. The process is non-invasive. You're welcome to walk along and ask questions throughout.
09How many samples do I need?+
Most residential projects use 2 to 4 samples — one outdoor control plus one per area of concern. We never recommend more than is needed.
10What if you find mold?+
You'll receive a clear written report identifying species, spore counts, and probable moisture sources. We'll explain it in plain English and share a list of vetted remediation contractors — but we'll never be one of them.
11Does insurance cover mold testing?+
If the underlying water event is covered (burst pipe, appliance failure, storm damage), testing is typically also covered — often capped at $1,000–$10,000. Mold from long-term humidity or deferred maintenance is usually excluded.
12Can you handle commercial properties?+
Yes — multi-unit, retail, office, and light-industrial properties are quoted individually based on square footage and access requirements.
