It answers a simple, critical question: did the remediation actually work? The answer requires two things: a visual inspection of the work area to confirm that containment was properly established and removed, and lab-quantified air sampling that meets industry clearance criteria.
The catch: clearance testing only carries weight when it's performed by an inspector independent of the remediator. A contractor 'clearing' their own work is a conflict of interest that won't satisfy a sophisticated insurance carrier, attorney, or buyer. Clear Home is testing-only and never performs remediation, which makes our clearance verdict genuinely independent.
What's Included in a Clear Home Clearance
Our standard post-remediation clearance includes: a coordination call with the remediation contractor; on-site visual assessment of the work area while containment is still in place; visible-debris and dust evaluation; HVAC inspection of any affected systems; calibrated spore-trap air sampling inside the former containment area; outdoor control sample collected the same day; chain-of-custody shipment to an AIHA-accredited laboratory; and a written clearance report comparing post-remediation air sample results against the outdoor baseline and industry clearance criteria.
If the work area passes clearance, the remediator can break containment and reconstruction can begin. If the work area fails clearance, the report identifies what didn't pass so the remediator can address it before re-testing.
Clearance Standards We Reference
There is no single binding federal standard for mold clearance, but the industry consensus references ANSI/IICRC S520, EPA Mold Remediation guidance, and common industrial-hygiene practice. Our clearance verdicts apply those frameworks: post-remediation indoor genera should be similar to outdoor baseline genera; total spore counts should be at or below outdoor levels; marker species (Stachybotrys, Chaetomium) should be absent from indoor samples; and visible work-area conditions should show no remaining debris, dust, or moisture.
Working With Your Remediator and Insurer
We coordinate clearance scheduling directly with your remediation contractor and provide the written clearance report to your insurance carrier, public adjuster, or attorney as needed.
