Lab-verified mold testing for LA homes & businesses

Independent sampling that quantifies the mold problem with hard lab data — so you know what is present, in what concentration, and whether it is actionable.

Mold testing turns a hunch into hard data. We collect calibrated air, surface, and tape-lift samples, ship them under chain-of-custody to an AIHA-accredited lab, and translate the lab report into plain English so you understand exactly what you are breathing.

Why Lab-Verified Mold Testing Beats DIY Kits Every Time

Hardware-store mold test kits — the petri-dish style settle plates — are one of the most common reasons Los Angeles homeowners end up either ignoring a real mold problem or panicking over a non-issue. Mold spores are present in every outdoor environment in Southern California; a plate left open on a counter will always grow something. Without calibrated collection volumes, an outdoor control sample collected the same day, and an accredited lab to identify and quantify spores, the result is essentially meaningless.

Clear Home mold testing uses the same methodology accepted by EPA guidance, insurance carriers and industrial hygiene standards: calibrated spore-trap air pumps drawing a known volume of air over a known time interval, with paired indoor and outdoor samples analyzed by an independent AIHA-accredited laboratory. The result is a quantified, defensible spore count you can take to an insurance adjuster, an attorney, a physician or a remediation contractor.

Types of Mold Sampling We Perform in Los Angeles

Air sampling (spore-trap cassettes) is our primary method and is used in roughly 90% of LA County mold testing projects. It captures both viable and non-viable spores in the air a person is actually breathing, and it can be directly compared to an outdoor baseline. Surface sampling — swabs and tape-lifts — is used when there is visible suspect growth and you need to confirm species. Bulk sampling collects an actual piece of affected material when destructive testing is justified. We choose the sampling method that answers your specific question, not the one that drives up the invoice.

Post-Remediation Clearance Testing in LA County

Independent post-remediation verification (PRV), often called clearance testing, is the only way to confirm that a mold remediation project in Los Angeles was actually successful. We arrive after the containment is built and the remediator has completed cleaning, perform a visual assessment of the work area, and collect post-remediation air samples that are compared to outdoor controls and to industry clearance criteria. Because Clear Home did not perform the remediation, the clearance verdict is genuinely independent — a critical distinction for insurance, real-estate and litigation purposes.

Understanding Your LA Mold Test Report

Every Clear Home mold testing report includes the raw lab data, the AIHA chain-of-custody documentation, an indoor-versus-outdoor comparison, plain-English interpretation of the spore counts, identification of the dominant mold types, and specific next-step recommendations. We will walk you through the report over the phone at no charge, and we are happy to speak directly with your physician, allergist, insurance adjuster, attorney or contractor so everyone is working from the same data.

What it is

Mold testing is the lab-analyzed portion of the process. Testing alone — without a thorough inspection — can produce misleading numbers, so we always pair testing with a visual assessment and recommend the minimum number of samples needed to answer your specific question.

When you need it

  • You want quantified spore counts you can act on
  • You need defensible data for an insurance claim, lawsuit, or real estate negotiation
  • Someone in the home has a confirmed mold allergy or compromised immune system
  • Post-remediation clearance is required by your contractor or insurer
  • You are comparing indoor air quality to an outdoor baseline

Our Process

01

Sample plan

We design the minimum sampling protocol that will actually answer your question — no over-testing.

02

Calibrated collection

Air samples use calibrated spore-trap pumps; surface samples use swabs or tape-lifts following industry-standard methods.

03

Chain of custody

Samples are sealed, labeled, and shipped same-day to an AIHA-accredited third-party lab.

04

Lab analysis

Spore identification and quantification by lab microscopists — not by us. This independence is what makes the result defensible.

05

Interpreted report

We deliver the raw lab data plus a plain-English interpretation, indoor-vs-outdoor comparison, and recommendations.

FAQs

How many samples do I need?

Most residential projects use 2 to 4 samples — one outdoor control plus one per area of concern. We never recommend more than is needed.

How fast are the results?

Standard turnaround from our lab is 1–2 business days. Same-day rush is available for an additional fee.

What is a 'normal' spore count?

There is no single number. We compare your indoor counts to an outdoor baseline collected the same day — that comparison is what matters.
