The California baseline
Most California HO-3 policies cover mold remediation only when it results from a 'sudden and accidental' covered peril — burst pipe, appliance failure, or storm damage. Mold from long-term humidity, deferred maintenance, or unresolved roof leaks is almost always excluded.
When testing is covered
If the underlying water event is covered, the testing required to scope remediation is typically also covered (often capped at $1,000–$10,000). Document the loss with timestamped photos, get an independent inspection within 72 hours, and keep all receipts.
How to file a strong claim
1. Report the loss to your carrier immediately. 2. Engage an independent (non-remediator) mold tester before any cleanup. 3. Request lab data, not just visual reports. 4. If denied, ask for the specific policy language in writing — many initial denials are reversed on appeal.
